2015 Santa Barbara residential home sale - Total Volume and Number of Sale by Areas

At Voitrix, we have a keen interest in data, and we believe data can truly help agents and home buyers understand market better.

This weekend we did a study on the total dollar volume and number of home sales in 2015 by areas.

In this study, we've selected the homes on market in 2015 including single family homes and condos, closed by 12/31/2015. X axis represents the total number of sales, and Y axis shows the aggregated home sold price in logarithmic scale. Listings that were withdrawn or canceled were not included in this study.

It might not be straightford to interpret the chart. But in general, 1) the "higher" an area appears on the chart, the higher total amount of aggregate sale volume it had in 2015. 2) the areas shown on the right of the charts have more number of sales than the areas on the left.

For example, the upper-left corner shows the areas that had low number of sales but high total volume, which we don't really have. The closest we have is Hope Ranch, which has a low number of sales but remarkably high total number of volume(21 sales with total $82M).

Montecito has the highest number of sale volume, which is no surprise. At the same time we can easily see that the total number of sales in Montecito is also relatively high(164). It shows at the upper-middle part of the chart.

SB/East of State has the highest number of sales(354), and also a high number of total volume($448.45M), that's why it shows on the right-upper corner of the chart.

The definition of areas are derived from the Santa Barbara MLS data feed. See below for a list of sample neighbourhoods per area:

Voitrix provides the most complete open house guide for Santa Barbara

When we were working with real estate agents, we were told that in Santa Barbara we have several sources for open houses, which posts a big challenge for both home buyers and agents: home buyers need to consult many different sources to find out where to tour for the weekend, while agents have to submit open house to multiple venues.

We quickly reacted to this issue and developed a comprehensive open house guide, with the features of reaching out agents via text message and phone calls, as well as saving open house session as calendar events.

At Voitrix, we strive to provide the best analytics for all the tools we have developed, and we realized that for the first time, we can answer this question: how many open house sessions each source provides?

Some key takeways from this chart:

  • The total number of open house has been very stable since the start of 2016, from 200 to 210(except for the weekend of super bowl weekend)
  • No existing single source of open house guide currently covers 100% of all sessions.
  • All sources are in up trends in terms of the number of open houses.
We think the open house guide is so essential and going forward we will continue to enhance the open house guide. Feedback or suggestions? Feel free to comment here or contact us at voitrix@citrix.com.

Why Voitrix?

We believe that Voitrix can revolutionize the process of lead generation and lead conversion.

When talking about real estate technology, are you still thinking of Zillow? Nowadays here are hundreds of technologies out there that help real estate agents do business better: from search portals, marketing/presentation, data analytics to social networkings, mobile apps to virtual reality. The real estate technology advances on different level too: from consumer facing to MLS vendor level to data standard level.

Most of the technologies ultimately result to attracting buyers/sellers and helping agents be more efficient, hence closing more deals. We don't think as an agent if you are not spending $$$ in marketing or technology tools you would look like less sophisticated or less successful - as a matter of fact, I think sending post cards door to door is still very heartwarming - but would it sound more convincing if on the post card it says "according to our data analytics, the average days-on-market in your neighbourhood is less than 15 days or we've already found 3 potential buyers in your neighbourhood for a house similar to yours"?

Here enters Voitrix. With background of software engineers, we are firm believers of technologies. We started with the idea of connecting potential home buyers with real estate agents in real time. After countless hours of meeting with agents and validating our ideas, we are offering several services that help agents capture and convert leads.

One of the things that we are really proud of is that we are highly customer-centric and extremely agile in learning and development. Our current customers, including the Santa Barbara Association of Realtors and the Riskin Partners really appreciate that

Going forward, we are committed to providing real estate agents cutting-edge technology and best customer service with the goal of capturing and converting leads. Stay tuned!
