2015 Santa Barbara residential home sale - Total Volume and Number of Sale by Areas

At Voitrix, we have a keen interest in data, and we believe data can truly help agents and home buyers understand market better. 

This weekend we did a study on the total dollar volume and number of home sales in 2015 by areas. 


In this study, we've selected the homes on market in 2015 including single family homes and condos, closed by 12/31/2015. X axis represents the total number of sales, and Y axis shows the aggregated home sold price in logarithmic scale. Listings that were withdrawn or canceled were not included in this study.

It might not be straightford to interpret the chart. But in general, 1) the "higher" an area appears on the chart, the higher total amount of aggregate sale volume it had in 2015. 2) the areas shown on the right of the charts have more number of sales than the areas on the left. 

For example, the upper-left corner shows the areas that had low number of sales but high total volume, which we don't really have. The closest we have is Hope Ranch, which has a low number of sales but remarkably high total number of volume(21 sales with total $82M). 

Montecito has the highest number of sale volume, which is no surprise. At the same time we can easily see that the total number of sales in Montecito is also relatively high(164). It shows at the upper-middle part of the chart.

SB/East of State has the highest number of sales(354), and also a high number of total volume($448.45M), that's why it shows on the right-upper corner of the chart. 

The definition of areas are derived from the Santa Barbara MLS data feed. See below for a list of sample neighbourhoods per area:
